Straightforward rules for a quiet villa. If a detail here does not match the rate you choose on Booking.com, the booking conditions win — ask us if anything is unclear.

Check-in 15:30–00:00. Please tell us when you expect to arrive.
Check-out 09:00–11:00.
House rules
- Minimum check-in age is 20.
- Children over 8 are welcome. Cots and extra beds are not available.
- No smoking indoors.
- Parties and events are not allowed.
- Quiet hours are 23:00–09:00.
- Pets are not allowed.
- A refundable cash damage deposit of THB 7,000 is taken on arrival and checked at checkout.
- Cancellation and prepayment depend on the rate you book.
Rates
The price moves with your dates, how many of you are coming, and the conditions of the rate.
Booking.com shows the current figure for those nights. There is no single year-round price on this site.
Cleaning, electricity, water, VAT and local tax can be extra, depending on how you book. Confirm the total with Andrew or on the booking page before you pay.
